Before any design decisions are made, we first establish the opportunity within your property.

Following your Discovery Consultation, we work alongside your real estate agent to understand the current position of your property, discuss market expectations, review your available budget, and identify where strategic improvements can create the greatest value.

Once the transformation strategy has been established, we move into the design phase.

DESIGN DEVELOPMENT

Your property transformation follows a focused design process with two key stages:

1. Transformation Strategy Presentation

Following your Discovery Consultation and property assessment, we present our recommendations on where your design investment can have the greatest impact.

This includes exploring design opportunities, recommended improvements, and how these align with your budget and the potential value uplift identified in collaboration with your real estate agent.

Once the transformation strategy has been approved, we move forward with developing the final design.

2. Final Design Presentation

The final design brings the transformation vision together through considered selections and practical solutions.

Depending on the scope of work, this may include sample boards, material selections, colour direction, styling recommendations, floorplans, and specification schedules.

During this stage, we can review any final adjustments and ensure the design remains aligned with the agreed budget and transformation goals.

Following approval of the final design, we can continue into the implementation phase, Trades Quoatations, supporting planning, procurement, and project coordination where required.

Once your transformation plan has been finalised, we move into the Planning & Procurement phase—the stage where your property's potential is prepared to be realised.

From coordinating selections and supplier information to assisting with trade communication, quotations, and project planning, Studio Gold&New can support you through the implementation process. Whether you choose to take an active role in the transformation or prefer us to guide and coordinate the process, our level of involvement can be tailored to suit your timeline, budget, and goals.

A STRATEGIC APPROACH TO PROPERTY TRANSFORMATION

Preparing a property for sale or rental requires careful decisions about where time and money are invested. At Studio Gold&New, we help identify which improvements create the greatest impact while ensuring the transformation remains aligned with the property's market position and available budget.

Where appropriate, we can also incorporate tasks you feel confident completing yourself or coordinate with your own support network. However, we always recommend ensuring any work undertaken is completed to an appropriate standard and within realistic timeframes to avoid delays or unexpected costs.

Our approach focuses on maintaining transparency, quality control, and a clear connection between the design strategy and the final outcome. We coordinate directly with trades where appropriate and involve specialists when required, helping maintain control over decisions, costs, and the overall transformation.

INVESTMENT

Planning & Procurement starts from $1,600 + GST (if applicable).

This final stage may include:

Creating a detailed procurement and implementation schedule*
Coordinating trade requirements and obtaining comparable quotations for approval*
Communicating with suppliers and trades throughout the process
On-site meetings with trades where required
Final walkthrough and identification of any outstanding items*
Supplier and retail benefits forwarded where applicable and dependent on your chosen service

Option 1: Full Project Coordination

For homeowners who want a complete transformation without managing the day-to-day details, Studio Gold & New can coordinate the implementation process from planning through to completion.

This includes preparing the implementation schedule, coordinating required trades, reviewing quotations, and supporting communication throughout the project.

During implementation, you will receive regular updates outlining progress, completed work, upcoming decisions, and next steps. The transformation concludes with a final walkthrough and, where included, final styling to ensure your property is presented at its best.

This option allows you to focus on other priorities while we help bring your property's transformation plan to life.

Option 2: Flexible Project Management

For homeowners who want to be involved in the transformation while still having professional support available, Studio Gold & New can provide flexible project management.

We can assist with planning, supplier coordination, trade communication, and decision-making throughout the process, with additional support available where required.

This option allows you to take responsibility for parts of the project while having expert guidance to help keep the transformation on track.
